If the tenant doesn’t pay or move out, the landlord can begin the eviction process. If a renter violates the lease, the landlord must give the tenant a notice to cure. The notice states the terms of the lease that the renter violated (e.g., having an unauthorized pet) and will give them 10 days to solve the issue (violation). If the tenant doesn’t fix the violation, the landlord will then send the renter notice of termination which states that the tenant has 30 days to move out of the unit. If the tenant hasn’t move out, the landlord can then file an eviction lawsuit with the court.
